Real estate transactions are often not stuck in the text of the contract, but in the ownership situation: registered charges, incomplete documents, cancelled contributions or non-recoverable land office deficits.

The first step is always an overview of the recent ownership sheet and the land office documents. This shows that the registration has been rejected, there is a shortage in progress, or that the procedure is pending a declaration by a holder.

It can then be decided whether it is sufficient to complete the contract and to obtain missing declarations, or whether legal remedies or litigation enforcement are necessary.

The interests of the buyer and the seller may differ in such a situation, and therefore an examination of the conflict of interest is included in the undertaking of representation.
